Matt is very responsive and following up the case now. Finally, the contract has been exchanged with all the questions addressed are being rectified at the moment. Very poor communication and ignoring email, terrible payment management. Due to the developer incentive and choose this firm, but it is really not a great experience so far. First, the price quote provided by the developer confirmed the search fee will be 250+VAT ( 300), but the final payment taken is 306. Second, I sent the email to the case handler last Friday and also asked her to inform the developer for potential delay for contract exchange. Four days later, the property developer contacted me and said the solicitor told them I am not in touch and did not provide any documents at all. Last but not the least, when I forward the communication email to the property developer with a print screen of my email sent box, the case handler will still insist and reply to the developer and saying that she has never received it. I understand property sale is a simple case, but please allocate this case to a proper solicitor, not an assistant who just did not equip with the right knowledge and attitude.
I've heard all sorts of horror stories about property transactions so our expectations were set reasonably low, yet these solicitors still managed to disappoint. There are a few key issues with this solicitor: 1. Poor Time ManagementAcknowledging that we were not the only transaction being handled by the solicitor, we tried to give allow them to manage their timeline of tasks but if we didn't call them for status updates, there would surely be no progress. A typical call would entail me asking about an email I've sent a week ago, the junior employee looking through an inbox with presumable thousands of unread emails, read the email on the phone and either give the answer or state there were additional tasks that needed to be done. If you use them, no matter how confident they are about a timeline they give you, assume it will be much longer. 2. Lack of CommunicationAs indicated above, you will have to manage the timeline with this solicitor but also the communication. Expect them to be more reactive than proactive when it comes to status updates, general advice, explanation of the process or timeline. 3. Lack of Quality Advice (Knowledgable Employees)We know that most of the tasks in a property transaction are administrative, so it's typical to have a junior employee working on them but we also had various questions that should have been advised on by a qualified solicitor. I don't believe I spoke to an actual solicitor throughout the entire transaction. *** Important example of issue: They indicated we did not have to pay any stamp duty. We queried it several time, even asking why this is the case and they responded with some confident reasoning, which we accepted as they are the experts. When we asked about the property registration weeks later, they then stated we would need to pay stamp duty for several thousand pounds. We had the money for the stamp duty but is more of an indication of the quality of the advice you will get from the solicitors. I would say if you are very familiar with property transactions, you don't mind managing the process and you are not in a time constraint - feel free to use this solicitor as they can help attain documents and submit any filings.
